When I finally decided on a house I want to buy, the next step is to go to the mine closure. After identifying all the parties to the transaction, Title Company does a title search.
You always want to have "free and clear" title before you buy a home. This means that any liens against the property, such as mechanics liens etc. is paid off or that the debt forgiven by the lien holder. You can check over here to find more details about the New Jersey Title Company.

Although the lien resulting from sellers and their responsibility to care for them, the buyer does not have to buy a home without the title of "free and clear".
After the transfer of the deed from the seller to the buyer, the buyer is legally considered to Home Owner and responsible for taking care of 1 Lien, as well as other liens against the property. It does not make too much sense to do a title search after you buy a home.
Next we had to go to closing. In closing we fill out tons of paperwork. There is so much that it was a bit overdone and sometimes difficult to understand. However, the title of the good old company was there to answer my questions.
As I was sifting through the documents, I made sure to ask the question in any case I do not understand. This makes things a lot easier.
